Lightware moves into its new headquarters in the HOP Technology Office Park

2025-05-15

Lightware Zrt., a principal player in the audiovisual technology market, moved to its new headquarters in the HOP Technology Office Park in February, a project developed by WING Zrt. The company has taken occupancy of the 7,000 square metre area of Building 7 located on the downtown campus, which offers state-of-the-art technological infrastructure, sustainable solutions, and accommodating its offices, logistics base and product development centre.

In 2023, after a long search, Lightware found HOP, that met all the essential requirements of an audiovisual technology company. Located on Hungária körút, close to Városliget (the City Park), the easily accessible property has the unique potential of providing both technology and office environment in the centre of Budapest, keeping sustainability in mind.

Build or renovate? This question is one of the greatest dilemmas in today’s office market, and Lightware’s new headquarters provides an exemplary response to this issue. With the renovations, Building 7 of HOP is moving towards carbon neutrality, taking into account ESG principles, while providing a multifunctional contemporary home for a tech company that is a leader in its industry with products in more than 30 countries, serving complex needs. The company moved into its headquarters in several phases, with the manufacturing and logistics functions having been developed in the new building last year, while the office space and product development centre reached completion this year.

WING tailored the building to the specific needs of the tenant:

  • adequate space for manufacturing and logistics processes,
  • an inspiring environment for the development department,
  • modern office space,
  • the potential for further expansion,
  • all these in the light of sustainability factors.

As an alternative to pulling up a new building, WING converted a 50+ year old property into an office building that is also able to serve technology requirements, thereby significantly reducing carbon emissions. By modernising the building according to ESG principles, the developer was able to reduce both material use and the ecological footprint by preserving and renovating existing structures. It has upgraded the building’s mechanical systems and windows to increase energy efficiency, and plans to install a solar farm on the roof, further strengthening its sustainability efforts.

“Lightware Zrt.’s arrival to the Office Park also confirms the success of the unique concept of the HOP Technology Office Park: the park is currently operating with a 98% occupancy rate, which is a strong market feedback. Therefore, WING plans to develop an additional 40,000 square metres in several phases to provide an advanced and sustainable working environment for even more companies operating in innovative technology industries” - said Gábor Angel, Deputy CEO of Wing Zrt., responsible for offices.

“We are particularly pleased that our new headquarters are based in the HOP Technology Office Park, which provides a modern and inspiring working environment. Importantly for our company, the Office Park is the result of an adaptive reuse, i.e. giving new functionality to the existing industrial building - a sustainable approach that well suited to our values. The new headquarters will provide optimal space for our development, manufacturing and logistics activities, allowing for the easy receipt of raw materials and the efficient delivery of finished products. I n more than 25 years, we have grown from a small business to a global industry leader, and now with a presence on 4 continents, we were looking for a location that would not only support our growth, but also meet our long-term needs. We are confident that this innovative and sustainable complex will make a significant contribution to our continued success, while enabling us to serve our partners around the world efficiently and quickly” - said Loránd Gál, COO of Lightware Zrt.

Eston International represented WING during the rental process.

HOP provides a technology and office environment to numerous test laboratories, fine mechanical and electronic manufacturing activities, micrologistics solutions, IT and R&D activities, and provides space tailored to the specific needs of renowned companies such as Siemens Zrt., Siemens Gamesa., TÜV Rheinland, Lightware, TK Elevator, Valeo and Yunex Traffic, among others. 70% of its territory is already home to 4IR companies and is currently operating with a close to 100% occupancy rate.
