Sales launched for Greenway Apartments: LIVING introduces 299 new homes in the first phase of its latest development

LIVING is launching the first phase of its latest residential development, Greenway Apartments, offering a total of 299 modern, energy-efficient homes. Located in a well-connected area of Budapest’s 13th district, on Szekszárdi Street, the project combines a landscaped inner garden environment with strong infrastructure and a wide range of community and smart home solutions, all contributing to a high-quality living experience.
Sales have now commenced, with apartments available at introductory prices and a favourable 10-90% payment schedule. Completion of the first phase is expected in the fourth quarter of 2028.
Greenway Apartments will be developed in one of the most sought-after parts of District XIII, on a block bordered by Váci Road, Szekszárdi Street, Madarász Viktor Street and Szobor Street. The location offers excellent infrastructure: the Gyöngyösi Street station of metro line M3 is just a six-minute walk away, providing quick access to the city centre, while the nearby Danube riverbank offers a wide range of recreational opportunities.
The surrounding area also provides easy access to a full range of amenities, including nurseries, kindergartens, schools, high schools, healthcare facilities, pharmacies and shopping centres all within walking distance.
The development will be delivered in two phases, with 299 apartments in the first phase and 172 in the second. Completion is scheduled for the fourth quarter of 2028.
The residential offering ranges from practical studio apartments to spacious duplex penthouses, with 34 units featuring private gardens. The ground floor will include nine retail units, and the project will also incorporate office space along Váci Road. This creates a truly mixed-use environment, combining residential and working functions, and providing both residents and tenants with convenient on-site services and a modern work setting.
With eight completed and three ongoing residential developments in District XIII, LIVING continues to strengthen its long-term commitment to the area.
“As we launch Greenway Apartments, we are not simply building another residential project—we are bringing one of the last remaining plots in the area to life. A key element of the architectural concept is a green, open passage accessible to everyone, enriched with landscaping and hosting restaurants and shops. This will create a new meeting point for the neighbourhood and allow the development to integrate organically into the urban fabric,” said Tibor Tatár, Head of Residential and Office Development at WING Hungary.
In terms of technical specifications, the development also represents a high standard. The buildings are designed with heat pump-based heating and cooling systems and are expected to achieve an A+ energy rating. This not only reduces environmental impact but can also significantly lower utility costs.
The associated surface heating and cooling system operates through pipes embedded in walls and ceilings, replacing traditional radiators. This offers two key advantages: it allows for more flexible interior design by freeing up usable space, and it provides silent, draught-free temperature control.
In line with LIVING’s previous developments, Greenway Apartments will offer a wide range of community and service features. Residents will have access to a shared lounge with a business corner, a fully equipped tool shed, and a dedicated mobile application to manage services conveniently. Each apartment will also include a smart home system as standard, which can be customised and expanded according to individual needs.
Residents will also benefit from the services of LIVING Service, LIVING’s professional property management company. The company provides expert support in all aspects related to property ownership, including project-related matters and the full management of investment properties.
As part of the development, LIVING will also deliver significant infrastructure improvements that directly enhance the surrounding area. This includes the renovation of the roadway and pavements on Szekszárdi Street (between Váci Road and Madarász Viktor Street), as well as upgrades on Madarász Viktor Street.
In addition, dried-out trees along the adjacent streets will be replaced, and new landscaped green strips will be created. The project will also include the full refurbishment of the playground on Gyöngyösi Promenade, as well as support for the municipality’s kindergarten renovation programme.
