LIVING launches its first residential development out of Budapest in Debrecen

2025-10-13

WING has acquired a 10,900 square meter development site in Debrecen. Under its residential development brand, LIVING, the company plans to build around 400 modern, energy-efficient apartments in several phases in the county seat. This will be the company’s first residential development outside of Budapest, addressing the strong demand in the local real estate market and significantly contributing to the expansion of new housing supply in Hungary’s second-largest city. The project is set to launch in the second half of 2026, and the vast majority of the apartments will be available through the favourable loan schemes of the Home Start Program. Apartments will be available for purchase with a favourable 20–80% payment schedule.

A New Chapter for LIVING: first residential development outside of Budapest

WING has successfully concluded a transaction to purchase a 10,900 square meter land in Debrecen, bordered by Hajnal Street, Alkotmány Street, and Csengő Street, just 10 minutes from Piac Street. The investment opens a new chapter in the history of LIVING, aiming to enter the market for high-quality, sustainable residential developments outside the Hungarian capital.

Modern apartments, community spaces, and retail units to be built

The project will be realized in several phases, with construction scheduled to begin in the second half of 2026. The development will primarily feature affordable apartments ranging from 40–45 square meters, providing ideal living spaces for students, young professionals, and newcomers to Debrecen. In addition, larger two- and three-bedroom apartments will also be built, offering attractive housing options for families.

With a strong focus on people-centric design, the ground floor of the buildings will include retail spaces, while the development will also feature parking, community services, and green spaces, all executed to the high-quality standards that LIVING is known for.

Strong demand in the Debrecen real estate market

Thanks to recent industrial and technological investments, Debrecen has become one of Hungary’s fastest-growing cities. The arrival of multinational companies has created thousands of new jobs, driving a significant increase in property prices and rental rates. Although demand has steadily grown, new residential developments have not kept pace, leading to an increasing need for additional housing supply in the local market. This project is being realized with the support of an equity investment won through the Housing Capital Program.

"This completed transaction marks an important milestone for LIVING, as it enables us to launch our first residential development outside of Budapest. In Debrecen, too, we will deliver the careful planning, high quality, and modern, sustainable homes that people have come to expect from LIVING at accessible prices," said Tibor Tatár, Head of WING’s residential and office development businesses in Hungary.
