The third phase of Park West, LIVING’s popular project in District 13, is now complete

The third phase of LIVING’s popular Park West project has reached a milestone: with the final use permit issued, the 230-unit development has been completed. Some move-in-ready flats are still available in the residential park with an A+ energy rating, and while it is located in the heart of the bustling District 13, in the Ferdinánd Quarter, it is classified as a brownfield location, which means the 5% VAT can be reclaimed.

LIVING, WING’s residential development brand, launched the Park West project in 2019. Located on Szabolcs utca, in the heart of the Ferdinánd Quarter in District 13, the residential park is scheduled to be constructed in four phases: 229-unit Park West 1 was completed in 2022, and 234-unit Park West 2 in 2023. Now the third phase, the 230-unit Park West 3, has received its final use permit, and sales of the fourth and final phase, Park West Rise, started in July 2025.

The residential park is just a few steps from Dózsa György út and Lehel utca, so it is easily accessible on foot, by car, bicycle and public transport. In addition to the M3 metro line, tram 14, bus 105, and trolley 75, several night services are available on the surrounding main roads. The Westend shopping centre, City Park, the Budapest Zoo and the renovated Széchenyi Bath are also all within a 15-minute walk. With this development, LIVING aimed to appeal mostly to people who have an active, urban lifestyle and who prioritise location and accessibility, while appreciating the services and amenities available at the residential park.

Park West 3 has an A+ energy rating and offers comfortable homes with plenty of natural light, from practical studio flats with efficient floor plans to 5-room penthouse units with great views. All flats are built according to top-tier technical and construction standards, with energy-efficient solutions included. The heat pump, the surface heating and cooling system, the triple-glazed facade doors and windows and the 15-cm thick heat insulation layer ensure optimal temperatures year-round for residents.

‘The completion of the third phase of the Park West project is another milestone in a signature LIVING development, and it also plays a crucial role in the transformation of District 13. Over the past years the Ferdinánd Quarter, which used to be an industrial area, has evolved into a pleasant, modern district, and with its outstanding infrastructure and careful urban planning it now rivals the city centre. The brownfield location offers another advantage, as buyers can reclaim the 5% VAT,’ said Tibor Tatár, Head of WING’s residential and office development businesses in Hungary.

LIVING offers a service few other market operators do: LIVING Service makes it easier for owners to manage any and all issues related to their new property, whether purchased for themselves or as an investment. Services cover everything from the handover of the apartment with an independent technical inspector, to furnishing, renting, managing or even reselling it.

Like all LIVING properties, Park West 3 offers community services that support a modern, urban lifestyle. Neighbours and friends can get together in the spacious community lounge, which also has a play area, making it a great location for birthday parties for the little ones. The office corner offers an ideal home office setting, and a 24/7 parcel reception point and a practical shed with tools will also be available.

Smart home solutions for comfort, security and energy efficiency are included in the base price of all the flats in the project. Everyone can select their preferred option from the three SMART Home basic packages. Additional customisable services are available in the SMART+ package at extra charge for an even more tailored experience.

With LIVING’s own mobile app, residents can easily customise their smart home appliances and use the community services. For example they can set different temperatures for their home for different parts of the day in advance, they can use the entry phone with a camera to communicate with their guests remotely, and they can book the community lounge for family events and check out tools from the shed.
