Formal opening of the Átrium Park – second phase complete –

On the 8th of May 2008, Wallis Real Estate formally opened their most extensive office development to date – the second phase of Átrium Park. This means that now this office complex on Váci út provides 32,000m2 of office space with a high standard of services in an environment which could hardly be described as everyday. This office complex is one of the most sought after office buildings in Budapest – and many say the most beautiful one, and it clearly reflects the need for property development to add value. Tenants include the Europe Social Fund, Eidos, Host Logic and the Energia Központ Kht., the Állami Autópálya Kezelő Zrt, Nemzeti Infrastruktúrafejlesztési Zrt, DeTeImmobilien-Hungary Zrt and Adidas.

At the exclusive reception held for the event, speeches were given after the ribbon was cut to formally open the building. Chairman and CEO, Noah M. Steinberg, representing Wallis Real Estate and Dr. Gergely Árendás, Deputy CEO, responsible for the office development gave a presentation on the now completed Átrium Park. Dr József Tóth, XIII. District Mayor was invited as guest of honour to perform the official handover and spoke about the positive impact of the development. “It is a great pleasure for me to see our district enriched with such a charming building as the Átrium Park. The garden itself is well worth visiting for a little peace and quiet," – he remarked. Next, Chief Architect, György Arató, pointed out some of the architectural solutions for the Átrium Park development.

This complex is situated along Váci út; Wallis Real Estate began the development in 2006. The complex covers a gross area of 73,000m2 – providing A Category office space on seven floors. It immediately attracted a great deal of interest from large companies and today, 88% of the first phase and 33% of the second phase has been rented out.

On the Váci út side, there is an imposing glass façade – shutting out street noise and filling the building with light – which is just one of the avant-garde concepts from planners Wing Tervező Zrt. run by László Szerdahelyi. Átrium Park is also home to a 1500 square metre courtyard garden, which has a special atmosphere created by a pond, water features, a metal bridge arching across the green and an atmospheric arcade. Equally creative ideas were used to form the building’s interior: for example, when the reception space was designed symbols of water, fire, wood, copper and other natural elements were used. Apart from the designer team other subsidiaries of Wallis Real Estate contributed to the evolution and success of Átrium Park, as well. Duties of the general contractor were concluded by Market Építő, key player of the structural architecture market, the facility management is carried out by the market leader DeTeImmobilien-Hungary and Eston International is one of the agents responsible for letting spaces.

The attractiveness of this Váci út office building is increased by the favourable location and conditions provided for the tenants. Átrium Park has easy access by car while it is merely 300m far from the blue metro stations. The price-value proportion offered by the complex makes it one of the most desired projects. The developer has taken tenants needs into account and provides offices space with possibility for open plan as well as cellular layout in eight different sized towers. Office space is available for rent between €13.50 to €15.50/sqm/month. Átrium Park raised the attention of tenants as well as investors. One of the most remarkable transactions of the year was completed at the end of 2007, as a result the building found a new owner in Immoeast.
