GE’s new warehouse and office complex was handed over in the East Gate Business Park

GE Hungary’s new 6 300 m2 warehouse and office complex has been handed over in the East Gate Business Park, which is located at the intersection of the M3 and M0 motorways. This unique built-to-suit building was constructed to house the company's energy division.
GE Hungary chose the East Gate Business Park (EGBP) because it offered the optimal conditions for serving the company's special functional and technological requirements. Situating the office and manufacturing functions in one place while ensuring the proper operation for both represented a major challenge in itself. Almost half of 6 300 m2 of the building is taken up by the 3 000 m2 office space housing the office staff of 100 people, while the remaining 3 300 m2 consists of a warehouse, assembly plant and testing area. The three-storey office centre is home to the service centre for intelligent pipeline monitoring systems, and to the maintenance department, while in the manufacturing hall the assembly and testing of turbine control cabinets will be performed.
The lease was signed by the parties in January 2008, and the GE team took occupancy of its new premises on 31 October. GE is justifiably happy with the development, since all of its technological requirements have been fulfilled without compromise. This is the second special building designed and delivered for assembling in the East Gate Business Park, an earlier such project being the Volánbusz complex, which was completed in 2006.
Roland Teixeira, EMEA region manager at GE, said that “WING’s professionalism and helpful attitude were major factors contributing to our choice of this property. The EGBP provides us with a stable base from which to expand our operations, and we look forward to working with the developer in future successful projects. The location of the property, the contractual terms and the commitments undertaken by the developer were what clinched the deal for us.”
Besides the speculative units, an increasing number of built-to-suit facilities are being developed in the East Gate Business Park. “In the course of developing each building, we do strive to maximize the tenant’s needs. Our ability to achieve this is assured by the highly efficient team work performed by the WING’s subsidiaries taking part in the development,” said György Mucsi, deputy CEO of WING Zrt. with responsibility for industrial and logistics developments, on the handover. The companies participating in the East Gate development include the general contractor Market Construction, the Aspectus Architect, the facility management company Deteimmobilien-Hungary, and the real estate consulting firm ESTON.
Cushman&Wakefield real estate consultant agency has also contributed to the implementation of GE building by making the first introduction. The financing bank of the East Gate Business Park is Unicredit Bank.
As regards the near future, the eighth building in the 37-hectare business park (which, fully developed, will contain 140 000 m2 of industrial and office space) is currently under development: a large – 25 000 m2 – warehouse. Owing to the EGBP’s attractive location – 20 minutes from the city centre, at the M0-M3 intersection – and the unique offering of office and warehouse functions side-by-side, demand for space in the park is high. The developer WING is currently in negotiations regarding further built-to-suit developments, as well as for the letting of speculative units.
