Kassák Passage building structure completed
Kassák Passage, the second phase of LIVING’s Kassák project, has reached its highest point. The project features 262 units and is located close to the Váci út office corridor, while also benefitting from quiet surroundings. With a premium location and a range of unique services and amenities, it offers homes with long-term value that also make for an ideal property investment. In line with LIVING’s standards, Kassák Passage will boast community services and smart home functions. It is expected to be completed in the second half of 2022.
The structure of Kassák Passage, the second phase of LIVING’s Kassák project, and the continuation of the already completed Kassák Residence complex, has completed construction. The new phase of the Kassák project will see the construction of 262 apartments in two buildings. In line with LIVING’s standards, Kassák Passage will boast community services and smart home functions. It is expected to be completed in the second half of 2022.
The residential park is situated in a dynamically developing part of District 13. Klapka utca is located just a block from Váci út and the office corridor there, which is thus just a few minutes away on foot. Budapest’s downtown is easily accessible by both car and public transport, while traveling by bike is also convenient thanks to the extensive network of bicycle lanes in the neighbouring streets. There are a number of developments currently underway in the area: restaurants, cafés and new service centres are opening, and office buildings utilising green technology are being built. In the long run, all of these will increase new home values, making Kassák Passage’s units easily accessible investment options for buyers, which will maintain their value.
Work is continuing on the project currently both indoors (e.g. painting, tiling and the installation of entrance door cases, dry walls, the boiler room and the water mains connection) as well as outdoors (e.g. the installation of facade doors and windows, and garden landscaping). The homes of Kassák Passage have efficient floor plans and outstanding construction standards, with a focus on environmental awareness and energy efficiency. The residential units are nearly zero energy apartments, allowing them to receive a BB energy efficiency rating. The complex, comprising some 700 apartments, will also include its own park, spread out over more than 9,000 square metres, featuring a number of relaxation spots inspired by the paintings of Lajos Kassák, after whom the project is named.
“Following the success of the Kassák Residence project and the popularity of its apartments, it was an easy decision for us to proceed with the development of Kassák Passage, which is currently progressing as planned. This is why we launched our community services, the first of their kind in Hungary, in the first phase of the Kassák project,” said János Martin, LIVING’s branch director.

Completed last year, Kassák Residence was also the first residential park in Hungary to offer unique community services; the same services will be available to Kassák Passage residents. The range of unique services will include, among others, the community living room and lounge, a library, a cleaning service, a toolshed and 24/7 delivery acceptance. LIVING supports work-life balance, so the building’s common living room serves as a place for relaxation, while also offering a co-working workspace, including business corner services.
Like all LIVING projects, Kassák Passage offers smart apartments. The SMART LIVING package offers services such as a central unit, a smart socket, free WiFi service and heating control, all included in the basic SMART Home plan offered at no cost. The optional SMART+ package, available for an extra charge, includes additional amenities to make residents’ daily lives even more comfortable.
