2009-10-01

WING Ltd. introduced its new sustainable office building named k3. Situated in the newest business centre of the capital, with its 17000 m2 area coverage on the Könyves Kálmán Ringroad, K3 conforms to the international regulations of BREEAM. The A-class office complex offers sustainable and cost-effective solutions to all their future tenants through its environment conscious construction techniques. K3 will open its gates officially in March 2010.

The office building K3 neighbouring Népliget is now structurally complete.  As the developer WING Ltd. had its first presentation on location demonstrating the range of individual solutions the building offers for companies with green ideas. The greatest advantage of the project is that it pairs up cost-effectiveness with the idea of a pleasing and healthy work environment within the framework of environmental consciousness.

Along aestheticism and functionality, the designer, Lukács & Vikár Architects, has put an emphasis on following the international guidelines provided by BREEAM. K3 therefore operates with relatively high headroom and an unusual amount of natural light. Low maintenance costs are also helped by the building’s multifunctional window system affecting lighting, heating and cooling expenditures. Solar collectors installed on the roofs provide hot water for the restaurant and the service areas, while the use of rainwater collecting tanks helps watering the plants and flushing toilets.

“With a decade-long history in real estate development it is good to see more and more companies caring for working in an environment-friendly building complex. With conscious planning it is not only possible to cut back on maintenance costs but to provide a healthier environment, as well. According to our predictions, compared to a normal office building, the gas usage in k3 per capita will drop by 35% while the water usage by 20%.” – emphasized dr. Gergely Árendás, deputy CEO of WING Ltd. accounting for office developments.

The 17000 m2 office building consists of four towers offering 2300 m2 office space for rent on each level. Due to its flexible structure it is possible to set up office towers with separate entrances, ideally fitting for companies employing a high number of people. Open-plan and cellular layout offices serve the needs of the potential tenants, while it is also viable to make use of the roof terraces found on the topmost levels. The seven levels altogether will be connected by ten elevators, two of them functioning only between the deep-level car park and the ground floor for safety reasons. The building will be completed with a three-level car park.

The building is not only user-friendly in its core and shell, but in its offered services too. The office building provides space for a gym and for people who go to work by bicycle it offers showers, changing rooms and lockers as well. In addition to these, a restaurant fit for 300 people, a café with terrace and several shops feed our sense of comfort.

K3 also benefits from its perfect infrastructural situation, being accessible both by public and private transport, enabling car and bicycle traffic. Especially so as the bike road passing the building will be renewed making an easier access to work possible for all the lovers of sport. The Népliget stop of the underground nr.3 and tram nr.1 and 1A is within reach by three minutes’ walk. The international bus station and the Ferihegy airport are both in the vicinity.

The high quality of the development is guaranteed by the cooperation of the Ybl Prize-winning Lukács & Vikár Architects, the general contractor Market Ltd. and the developer WING Ltd.
