Wing projects fill the industrial gap

There is stable demand for real business parks in Hungary and abroad as well. These business parks are mainly suited for different industrial activities but also contain office part.

Prior to the developments of these modern parks it is essential to know the tenants’ concepts and their individual needs – says Mucsi György, Wing’s Deputy CEO, Industrial and Retail Developments WING’s. Still there are only few business parks, where the developers consult with the future tenants before the planning process. WING’s East Gate Business Park (EGBP) is such an exception.

Out of the whole territory of this business park (140 000 sqm) the buildings amount to 65 000 sqm, where the vacancy rate is 100%. It offers both office and logistic services together with the tenants’ ideas from the very beginning. EGBP is located at the junction of M0 and M3, 20 minutes from Downtown Budapest. The BTS (built-to-suit) office building of Philip Morris Hungary has just been delivered here after a record-time (5 months) development.

Personalized solutions and service packages are the most convincing for tenants among EGBP’s unique advantages – says the leader, responsible for the development. This kind of dealing is still rare on the domestic logistic market however many successful international examples prove, it is worth it. He also thinks, this is what made the project attractive for many big tenants besides Philip Morris. Significant office and warehouse spaces are rented by GE Hungary, Volánbusz (the Hungarian bus company), Phoenix Pharma and Nefab Packaging Hungary.

The development of city logistic parks is still challenging but also a great opportunity on the industrial real estate market. According to Western-European practices this kind of property is under a developing process in Hungary. WING’s Dél-pesti Üzleti Park (DÜP) is also such a business park. By the success and experience of the project, the second phase is already under development and will be quite as big as the first one.
